You appoint us as your sole agent to search on your behalf for a suitable property. Upon signing our agreement, you agree to pay an upfront retainer fee. This is non refundable.
Taking the Brief
We spend time discussing your property ‘wish list’. This may include the type and size of property, condition, location, budget, timescale for purchase, type of purchase (investment or home) as well as getting to know you. We take the time to find out your aspirations, lifestyle, circumstances, life stage and plans, which help us to agree on your ‘shopping list’.
Shortlist and Viewings
Once we have matched suitable properties, we will discuss the shortlist with you and arrange viewings at your convenience. We accompany clients on all the viewings and appraise each property with the client as per their brief. We will keep on searching if your ideal property is not on the initial shortlist.
Negotiating The Deal
We negotiate the best possible price and conditions on your behalf. Once your offer has been accepted, we aim to exchange contracts as soon as possible and we follow the process through to make it efficient as possible. Our success fee is only payable upon exchange of contracts. This is the agreed commission of the purchase price of the property, less the retainer fee.
The Extra Mile
We have access to independent mortgage advice, builders and other trades, interior designers, solicitors, chartered surveyors and letting agents to offer a 360 degree service.
